    To distinguish between Francis I and Francis II, it may help to distinguish among five separate parcels of land, each of which was located in the Hawksbill Creek region southeast of Elkton in what is now Rockingham County, Virginia

    Parcel Three: 200 acres sold by Francis Kirtley to Francis Meadows II in an unknown year, presumably after his return from the Revolutionary War late in 1780. Francis and Keziah sold 18 acres to Samuel Roach in 1790 (and acknowledged the same in court in October of 1792, at the same time releasing Keziah's dower interest). Three-fourths of the 18 acre tract sold to Samuel Roach was from the 200 acres sold to Francis Meadows II by Francis Kirtley.

    Parcel Four: 80 acres granted to Francis Meadows II by patent bearing date the twelfth day of November 1787. Francis and Kesiah sold 18 acres and 52 poles of this land to his brother Jacob Meadows in 1790 (and acknowledged the same in court in October of 1792, at the same time releasing Keziah's dower interest). I had once assumed that Jacob had purchased from his father, but it now appears that that assumption was in error.

    Note: I have tried to determine if the 80 acres surveyed by Francis Meadows I in 1770 was the same as the 80 acres granted to Francis Meadows II by patent on November 12, 1787. Unfortunately, I have not discovered the 1787 patent or a description of the whole 80 acres secured in 1787 (only a description of the 18+ acres sold to Jacob in 1790-92). Still, the land surveyed in 1770 was located on the north fork of the Hawksbill and bounded a branch thereof for a distance of only 18 poles. The 18+ acres sold to Jacob in 1790 (from the 80 patented in 1787) was on the "North side of the Hawks Bill," but was bounded by a branch thereof for a distance of 32 poles. I cannot be certain, but we are probably discussing two separate 80 acre tracts.

    Parcel Five: 71 acres surveyed for Francis Meadows II in 1794. At the time he secured this survey, Francis Meadows II wanted a 100 acre tract and "desire[d] to Locate the same on the Hollow where his Father bought the barns and on the survey of a 150 Acre joining Meadows in the name of Cornelius White." The survey is significant because Francis Meadows II identifies the land surveyed by "his Father" in 1770.

    The survey is also significant because it suggests that a pattern I have seen elsewhere in Western Pennsylvania, Virginia, and Ohio appears to have manifested itself here. Pioneers needed money to purchase land. They could secure that land by deed from someone who had already been granted title to it. If no one had legal title, however, the pioneers needed money to survey the land before they could purchase it.
