Early Land Acquisition in Virginia
- 28 November 1761: Loudoun County, VA Deeds, Book C, pg. 518: This Indenture made this 28th day of November in the second year of the reign of our Soverign Lord George the third by the Grace of God of Great Britain, France and Ireland, King, Defender of the faith & in the year of our Lord God one thousand seven hundred and Sixty one by and Between Thomas Critcher and his Wife of Copley Parish and Westmoreland County of the one part and John Evans of the Parish of Cameron and County of Loudoun of the other part. Witnesseth that the said Thomas Critcher and his wife for and in Consideration of the sum of Fifty pounds Current money of Virginia to him in hand paid at the before the Sealing and Deliver of these Presents by the said John Evans well and truly paid the Receipt whereof he the said Thomas Critcher and his Wife doth hereby Acknowledge himself therefore fully satisfied and paid and thereof and every part and parcel thereof doth clearly acquit, exonerate and discharge the said John Evans his Heirs, Executors and Administrators forever by these presents hath given, granted, Aliened, Bargained, sold Enforcced and Confirmed and by these Presents doth fully clearly and absolutely given, Granted, Bargain, sell, Alien, enforce and Confirm unto the said John Evans his Heirs and Assigns forever that all his Messuage or Tenement of land Containing Two hundred and fifty Acres be the same more or less situate lying and being in Loudoun County on the North Branch of Tuscorora Run being a Branch of Goose Creek and being half part of five hundred acres of land purchased of Peter Rust by John Critcher Senr. and being part of a thousand [acres] of Land Granted to the said Peter Rust and Richard Coleman by a Deed from the Proprietors Office bearing the Date the 20th Day of May 1731... [some paragraphs omitted]. In Witness whereof the parties to these presents have interchangably set their hands and Seals the Day and Year first above written. - 14 Sep 1762: Loudoun County, VA Deeds, Book C, pg. 472: Deed from William Owsley and Jane his Wife of the Parish of Cameron and County of Loudoun of the one part and John Evans of the same parish and County of the other part. Witnesseth that the said William Owsley and Jane his Wife for and in Consideration of the Sum of Five Shillings to them in hand paid before the Sealing and Delivery of these Presents the Receipt whereof is hereby acknowledged hath Bargained and Sold by these presents doth Bargain and Sell unto the said John Evans his Heirs or Assigns a certain Tract or Parcel of Land situate lying in the County of Loudoun and on the Little River of Goose Creek Containing two Hundred Acres one hundred of which was purchased from Newdigate Owsley and the other part devised by the late Thomas Owsley to the said William Owslsy be the same more or less. Together with all the Houses, Edifices, Gardens, Orchards, Woods, underwoods, Trees, Ways, Water & Watercourses, Profits, Commodities, Priviledges and Appurtenances to the said Land and premises belonging or in anywase appertaining and the Reversion & Reversion Rmainder and Remainders Rents Issues and Profits of the said Premises & every part & Parcel thereof. To have and to hold the said Two hundred Acres of Land and Premises with the Appurtenances unto the said John Evans his Heirs and Assigns from the first Day of this Instant for and during the full end and Term of one whole year from thence next ensuing fully to be completed & ended yielding and paying therefore yearly and every year the Rent of one Ear of Indian Corn on the feast Day of St. Michael the Arch Angel if the same shall be lawfully Demanded to the intent that by Virtue of these Presents and by force of the Statute for Transfering uses into possession the said John Evans may be in actual possession of the Premises and be thereby enabled to take and accept of a Grant and Release of the Reversion & Inheritance thereof to him and his Heirs and Assigns forever. Acquisition of Land from Virginia Northern Neck Land Grants:
- I-164: 1768; John Evans of Loudoun Co., Blacksmith, has 1,000 acres in said Co. granted Abraham Barns 13 Jul 1729. It became property of Griffith Evans who conveyed to John Evans. Resurv. by Mr. John Hough shows 1,209 acre surplus. Deed for 2,211 acres to Evans. By Sugerland Run, at Little Mountain, Folly Lick Branch. 4 Oct 1768. Will Transcript
- In the name of God, Amen. October the fourth day and in the Year of our Lord God one thousand seven hundred and sixty six, I John Evans, Blacksmith in the County of Loudon and Parish of Cameron being weak of Body but of Perfect mind & memory thanks be to God therefore calling to mind the Mortality of my body and that it is appointed for all men once to die do make and ordain this my Last Will and Testament in the following manner and form that is to say first & principally of all I recommend my Soul to God who gave it not doubting but at the General Resurrection I shall receive the same again by the mighty power of God and as touching such worldly Estate as it hath pleased god to bless me in this world I recommend my Body to the Earth to be buried in a decent & Christian like manner at the discretion of my Exors and therefore I give Devise and Dispose in the following manner Viz.
- And [I] do hereby constitute and ordain my well beloved wife Elizabeth Evans and my well beloved son Griffeth Evans as my only Exors.~
- Imp. to my well beloved Wife Elizabeth Evans I Give and Bequeath all the Rents of the whole Tract of Land as long as she shall continue my Widow together with my household Furniture or in case she shall Marry again she shall have but the third part of the said Rents & Movables during her lifetime and then to return back to my Children at her death as she pleases to dispose. ~
- It[e]m. To my well beloved Son Willm. Evans I Give and bequeath the Lot lying next the little Mountain where he now Possesth and Jenkins Lot bordering upon the West line of Barns Sisterses Land to him his Heirs or assigns forever.
- Item To my well beloved Daughter Mary Evans, Ramsay's Lot lying upon the West line of Barnes sisters Land to her Heirs of her own Body and in case she hath no Heirs of her own body the same shall return to her brothers or Sisters.
- Item to my well beloved Daughter Amy Thomas and her Children the Cattle Sneeker Spring Lott and failing them to return to her Brothers or Sisters.~
- Item to my well beloved Daughter Elizabeth Evans to her or the Heirs of her own body the Poplar Spring Lot of failing her or her Lawful Heirs to return to her Brothsrs or Sisters.
- Item To my well beloved Son Richard Evans the Indian Lick Lot on the West & South lines of Barneses Sisters & Carters Land if he come within twenty Years to receive the same and in case he do not come within the said time his brother Griffith shall have one hundred Acres of Land of the said Lot lying next to the folly lick and the rest to Willm. Evans to the said Richd., Griffith or William Evans's who shall be the Possessors their Heirs or Assigns forever.
- item to my well beloved Son Griffeth Evans, Abraham Sayes lot upon the folly lick branch his Heirs or Assigns forever.
- Item To my well beloved son David Evans the Lot betwixt Sayer & Creswells on the folly Lick branch & the half of Crewsilles Joining next it ~ to him his Heirs or Assigns forever.
- Item to my well beloved Son Joshua Evans the Pine Grove Lot and the other half of Creswells Joining next to it to him his Heirs or Assigns forever. ~
- Item to my well beloved Son Griffeth I Give and Bequeath all my Tooles belonging to the Smiths Shop likewise all the Tools belonging to husbandry likewise the half of the Stock to be equally divided betwixt his mother and him and the other half equally divided amoongst the rest of the Children living in Virginia.
- Likewise I Will and Ordain that Willm., David & Joshua shall bear a proportionable share of all Charges that shall happen in making sure the said Land with their brother Griffeth as being Exor. for the said Estate and I hereby utterly disallow revoke & disannul all and every other Testaments, Wills, Legacies, Requests or Exors. at any time made given or Granted by me and do hereby ratify and Confirm this to be my last Will & Testament and no other.

- This Will was proved by the Oaths of John Davis & Joseph Marshal Witnesses thereto and Ordered to be Recorded, And on the Motion of Elizabeth Evans one of the Executors therein named who made Oath according to Law Certificate is Granted her for obtaining a Probat thereof in due form giving Sexurity Whereupon she together with Williams, ___ & Joseph Marshall her Securities entered into and acknowledged their Bond in the Penalty of one thousand Pounds Current Money Conditioned as the Law directs & Liberty is reserved to Griffeth Evans the other Executor therein named to Join in the Probat thereof when he shall think fit. ~

- 31 Oct. 1767, Loudoun County, VA Deed Book E, pg. 170: Evans with Evans, Articles of Agreement: Articles of agreements made and done this thirty first Day of October in the Year of our Lord one thousand seven hundred and sixty seven, Between John Evans of the County of Loudoun and Colony of Virginia and Griffith Evans his Son of the other part of said County & Province aforesaid that is to say the said John Evans and his Wife is to live and dwell in the House they now are and enjoy all the Privilege which they now do during their Natural Life without any let hindrance or molestation whatsoever and to the above agreement the said Griffith Evans do bind himself his Heirs and Assigns in the Penal Sun of one hundred Pounds Current of Virginia to the John Evans or his Heirs or Assigns. In Witness whereof the said Griffith Evans hath hereunto set his Hand & Seal the Day and Year first above written.
