This 1712 deed for 227 acres on the South Run of Quantico Creek is the original purchase of the 227 acres by Francis Jackson and adjoins land of ROBERT HEDGES which Robert purchased in 1708. The land also borders on that land bordering “ye path that goes from SAM JACKSONS to Chappawamsick”. Note that later in 1745 a Francis Jackson records a resurvey of this 227A saying it was first purchased by his father. So these 227A were purchased in 1712 by a Francis Jackson and resurveyed in 1745 by his son also named Francis. The 1745 resurvey included an additional 113A for a total of 340A and is recorded in Northern Neck Grants F, 1742­1754, p 227­228.

WHEREAS FRANCIS JACKSON of ye County of Stafford upon his Suggestion of a certain Quantity of Land belonging to me in ye said Count wch is not yet Granted Did on ye 8th day of Aug. last Obtain a Warrant from my office for laying out ye Same And having returned a Survey thereof Under ye hand of Thomas Hooper Surveyor KNOW YEE therefore that for & in consideration of ye composicon to me paid & ye Annuall Rent Hereafter Reserved Have Granted Made Over & Confirmed by these present do grant make over & confirm unto ye said Francis Jackson Two hundred & twenty Seven Acres of Land situate lying and being on ye South Run of Quanticoe Creek in ye County Aforesaid And bounded according to said survey as followeth:

Beginning at a marked twin Oak Standing on a hill side on ye South Side ye said Run being corner tree to ye Land of Robt Headges and extending thence down ye said Run South thirty degrees West fifty two poles to a black Oak. Thence North eighty four degrees West forty eight pole to a red oak in a Valley thence North fifty five degrees West fifty nine poles to a black Oak thence South Eighty two degrees West Seventy Eight pole to a black Oak by ye long branch thence crossing with said branch South Eight degrees West Sixty four pole to a great slooping white Oak thence North Seventy two degrees East Seventy two pole to a white oak thence South thirty two degrees East seventy four poles to a white Oak thence South eighty two degrees East one hundred & six poles to a black Oak thence South Eight degrees East one hundred & eight poles to a dead black oak standing to ye northern? (or north end?) of a markt black Oak thence South fifty two degrees East fifty two pole to a black Oak standing in a glade by ye path yt? goes from SAM. JACKSONS to Chappawamsick thence North Sixty five degrees East forty pole to a white Oak thence South fifty degrees East forty two poles to a white Oak in ye head of a valley thence North fifty one degrees East forty four pole to a black Oak on ye North side of the South Run thence up ye said Run North twenty four degrees West thirty four pole to two Small red Oak Saplins standing on a hill by ye ___ thence North seventy five degrees West seventy pole to a white Oak thence North ten degrees East one hundred & nenety two pole to a black Oak on a hill ___ thence North fifty five degrees West fifty two pole to a small black Oak standing in ye line of ye aforesaid ROBERT HEDGES thence along ye said line North six degrees East eighteen pole to a corner white oak of ye said ROBT. HEDGES thence along ye said Headges line down a Small branch North seventy eight degrees West fourty pole to another corner white oak of ye Headges, thence along another line of ye said Headges to ye beginning TOGETHER with all Rights members and appurtenances thereunto belonging Royall Mines Excepted and ye full third part of all lead copper tin coal & Iron Mines __? shall be found thereon

TO HAVE AND TO HOLD The said two hundred & twenty seven acres of Land together with all Rights Proffitts & Benifitts to ye Same belonging or in any wise appertaining except before excepted to him ye said FRANCIS JACKSON his heirs & assigns for ever. He ye said Francis Jackson his heirs and assigns therefore Yeilding & Paying to me my heirs & assigns or to ___ certain attorney or attorneys of me ye said proprietor or to ye certain attorneys or attorneys of my heirs and assigns proprietors of ye said Northern Neck yearly & every year on ye Feast of St. Michael the Arch Angell ye fee rent of One Shilling Sterling money for every fifty Acres of Land hereby Granted. Provided that if ye said FRANCIS JACKSON his heirs & assigns shall not pay the before reserved Annuall rent so yt? the same or any part thereof shall be behind or unpaid by the space of two whole years after ye same shall become due if Lawfully Demanded that then it shall and may be lawfull for me my heirs and assigns certain attorneys or Agents unto ye above granted premises to Reenter and hold ye same so as if this Grant had never passed. GIVEN at my office in Lancaster County ____ in my said proprietory under my seal
