This Indenture made this nineteenth day of September in the year of our Lord one thousand eight hundred and seven. Between Henry St. John Dixon and Jane Todd, Guardians of Thomas Todd, Robert Todd and Mary Todd, heirs of James Todd dec'd and the sd. Jane Todd as well as for herself as Guardian for the said Thomas, Robert and Mary Todd and in obedience to a decree of the Court of Washington County pronounced on the final hearing of a suit in Chancery depending in the said Court wherein John Todd was plaintiff and the said heirs of James Todd deceased were defendants do the said Henry for the said Thomas Todd, Robert Todd and Mary Todd, heirs of the said James Todd deceased and the said Jane Todd doth for herself and for the aforesaid Heirs by these presents convey in fee Simple unto the said plaintiff John Todd according to the aforesaid decree all that tract or parcel of land mentioned in the said Complainants bill and bounded as followeth to wit: Beginning at a Black oak and Two White Oaks on a line of the old survey and Corne[r] Between Sd. Todd and Jamison and for a dividing No. 35, E82 poles to a Stake in the Orchard thence North 127 poles to a small hickery in the field N16, W44 poles to a Stake in the Edge of a sink hole N2, W59 poles to 2 blased White Oak on a ridge in a line of Jamisons Land and with the same South 54 west, 222 poles to a small white oak South 55½ East, 180 poles to 3 white oaks South 70, E74 poles to the Beginning Containing one hundred and Ninety Eight acres Together with all and singular its appurtenances unto the said John Todd and his heirs forever, And the said Henry St. John Dixon doth for the said Thomas, Robert and Mary Todd heirs of the said James Todd deceased as Guardian as aforesaid and the said Jane Todd doth for her self and as Guardian as aforesaid for the aforesaid heirs forever every Warrant and defend the said Tract or parcel of Land unto the said John Todd and his heirs against the heirs of the said James Todd.. Subject never the less to the saving expressed in the aforesaid decree in favour of the said heirs when they shall attain their full age.

In Testimony where the said Harvey St. John Dixon and the said Jane Todd have hereunto set their hands and affixed their Seals the day and date first written.

This Indenture of Bargain & Sale between Henry St. John Dixon & Jane Todd Guardians of the Orphans of James Todd dec'd of the one part and John Todd of the other part was acknowledged in Court by the said Dixon & Todd and ordered to be recorded.
