- This indenture made this Sixteenth and Seventeenth day of July in the thirteenth year of our Sovereign Lord GEORGE the Second by the grace of God of great Brittain France & Ireland King defender of the faith Etc.and in the year of our Lord Christ one thousand seven hundred & thirty nine Between RICHARD BEALE of the Parish of Southfarnham in the County of Essex of the one part and JOHN MINTER of the Parish of Petsworth in the County of Gloucester of the other part Witnesseth that the said RICHARD BEALE for & in consideration of the sum of Fifty pounds & Five shillings Current money of Virginia to him in hand paid by the said JOHN MINTER at & before the Ensaling & delivery of those present, the receipt whereof the said Richard Beale doth hereby acknowledge thereof & of every part & parcel thereof doth clearly acquit Exonerate & discharge the said John Minter his heirs Executors& administrators forever by those presents hath granted bargained sold alien & [unreadable] released & confirmed & by those presents doth fully clearly & absolutely grant bargain sell alien [unreadable] release & confirm unto the said John Minter his heirs & assigns for ever all those two several pieces or parcels of land adjoining & contiguous to each other containing by estimation one hundred & fifty one acres (be the same more or less) Situate lying & being in the aforesaid Parish of Southfarnham in the said County of Essex where THOMAS HINDS late of said County of Essex deced. dwelt & now or late in tenor or occupation of WALTER LEONARD one hundred acres part thereof being bounded as follows (to wit) Beginning at a marked white oak Corner tree to the Land of one JOHN MITCHELL & running thence by MITCHELLS land South East one hundred twenty seven rods & an half to a marked white oak standing by a branch called the GREEN SWAMP, thence West South West down the said Swamp one hundred twenty seven rods & an half down the said swamp to a marked white oak, thence North West one hundred twenty seven rods & an half down a Swamp called the BEAVER DAM SWAMP to a marked white oak, thence East North East one hundred twenty seven rods & an half to the beginning. And Fifty acres of land the residue thereof bounded as follows (to wit) Begining at a marked Dogwood a Corner tree of one THOMAS GREEN deced. & running thence North fifty degrees East fifty nine rods to a Sassafras & hickory standing in a valley in the line of Capt. ANTHONY SMITH decd & on the East side of the MAIN ROAD that leads to PISCATAWAY FERRY, and running thence along the said SMITH'S line South East by East fifty rods to a scrubby Hickory a Corner tree of the said Smiths & one JOHN MITCHELL and thence along the said MITCHELL'S line South fourty degrees one hundred sixty rods West to a small black oak on the side of the hill by a branch in the line of said MITCHELL, thence North fifty degrees West thirty eight rods to a red oak on a Levell & thence North eight degrees East to the beginning place. together with all of the houses edifices buildings barns stables gardens orchards woods underwoods ways waters watercourses & all other profits & privileges & advantages to the said one hundred & fifty one acres of land or any part thereof belonging or appertaining and reversion & reversions remainder and remainders thereof together with all the estates, right titles interest property claim & demand whatsoever of him the said Richard Beal his heirs or assigns, of in or to the said granted premises or any part thereof, all which granted & released premises are now in the actual possession of him the said JOHN MINTER by Virtue of one Indenture of Lease & Division to him heretofore made for the term of one year, bearing date the day before the date hereof & made between the said Richard Beal of the one part & said John Minter of the other part & by Virtue of the Statute for transferring uses into possession To Have and To Hold the said one hundred and fifty one acres of land & promises with their & every of their appurtenances herein before mentioned unto him the said MINTER his heirs & assigns to the only proper uses & behoofs of him the said John Minter his heirs & assigns for ever, and the said Richard Beale for himself his heirs Executors & Admin's. doth hereby covenant promise grant & agree to & with the said John Minter for his heirs & assigns by these presents in manner & form following (that is to say) that he the Said John Minter his heirs & assigns shall & may from time to time & at all times for ever hereafter, peaceably & quietly enter into & upon, have, hold onto, occupy & enjoy the said granted & released premises, with their & every of their appurtenances herein before mentioned without any suit, trouble, molestation interruption [unreadable] of him the said Richard Beale his heirs or assigns, or any other person or persons whatsoever, lawfully claiming or pretending to claim any Estate right title or interest of in or to the said granted & released premises or any part thereof, and that the said Richard Beale at the time of the Ensaling and delivery of these presents, hath in himself good rightful power & lawful authority to sell & convey the said granted premises unto the said John Minter his heirs & assigns for ever, and that he the said Richard Beale his heirs executors & administrators the said granted premises with the appurtenances onto the said John Minter their heirs & assigns against him the said Richard Beale his heirs Executors & administrators & every of them & against all & every other person & persons whatsoever shall & will Warrant & for ever defend by these presents and the said Richard Beale doth hereby further covenant, promise, grant & agree to & with the said John Minter his heirs & assigns that the above mentioned promises & every part thereof are free & clear & freely & clearly acquitted and discharged of and from all forever other gifts, grants, bargains, sales, [unreadable], leases, mortgages, jointures, dowers, wills, rents, arrearages of rents, judgments, extents, executions, and all manner of encumbrances, whatsoever, had made done or suborned or to be had made to be suborned by the said Richard Beale his heirs or assigns or any of them the rents & services thereof due and legally accustomed to be paid to our Sovereign Lord the king his heirs and successors for the same only excepted & foreprized, and Lastly that his the said Richard Beale his heirs shall & will from time to time and all times hereafter at & upon the reasonable request proper cost & charges in the law, of him the said John Minter his heirs & assigns make & do acknowledge Execute & [labor] all & every such further & other reasonable art.& arts. thing & things device & devices the in law whatsoever for the further letter & more perfect assuring, & sure making of the said land & promises with the appurtenances unto the said John Minter his heirs & assigns as by their Counsel learned in the Laws shall be reasonably deposed advised & required. - RICHARD BEALE acknowledged this Indenture and Receipt thereon to be his act and deed and ELIZABETH BEALE the Wife of said RICHARD BEALE acknowledged her hand thereto and relinquished her right of Dower & title of dower of & in the land & promises conveyed by the said Indenture which together with the said receipt were admitted to record.

- KNOW ALL MEN by these presents that I RICHARD BEALE am firmly bound unto JOHN MINTER in the sum of one hundred pounds ten shillings Current money of Virginia this XVII day of July 1739.
- THE CONDITION of this obligation is such that if the above bound RICHARD BEALE his heirs at all times hereafter truely observe the Covenants on behalf of said RICHARD BEALE to be observ'd in Indentures of Lease & Release in all things according to the true meaning then this obligation to be void otherwise to remain in full force.

- This Indenture made the Tenth day of December in the year of our lord one thousand seven hundred and forty Between James Presnall of Essex County Southfarnham Parish of one part and John Minter of Glouscester County Petsworth Parish of the other part Witnesseth that said James Presnall for the full sum of Twenty pounds Current money of Virga. doth grant unto said John Minter and his heirs and assigns a parsel of land containing Fifty acres being in the County and Parish aforesaid on the South side of Rappahannock River being part of a tract of land containing two hundred and nine acres which was formerly held by John Mitchel deceased of the said County formerly surveyed by one John Broughan deceased of the said County for the said John Mitchel deceased (&) lying on the West side of the Plantation where the said John Hoskins did live which is the land and Plantation of the above said Tract of two hundred and nine acres of land where the above said John Mitchel deceased dwelt at the time of his decease & bounded beginning at a corner white oak made by the above said Mitchel and Hoskins standing by the side of a small Branch in the Line that divides this Land from the Land formerly belonging to Thomas Hinds deceased now the land of Richard Beale, Thence running Southerly along that Line crossing a Path that leads from the Plantation of said Richard Beale to a Corner Hickory made by the aforesaid Mitchel and Hoskins, standing by the side of John Evans Mill Dam thence up the said Dam about sixty yards until it comes to the mouth of a small branch called Mitchel's Old Spring Branch thence up the said Branch to the end of an old Ditch thence up the said Ditch to a corner Black Oak made by the aforesaid John Mitchel and John Hoskins to the head of a small Branch called Bottom Branch thence down the said Branch to the beginning Corner White Oak, all which said Fifty acres of land are now in the actual possession of said John Minter by virtue of Indenture for one year and by virtue of the Statute for transferring uses into possession. - At a Court held for Essex County at Tappahannock on the 17th day of February 1740 James Presnal acknowledged this his Lease and Release to John Minter to be his act and deed and Anne the wife of the said James (being first privately examined by William Daingerfield Gent.) freely relinquished her right of Dower in the lands conveyed to John Minter which on his motion was admitted to Record.
- Know All Men by these presents that I John Presnell am held and firmly bound unto John Minter in the sum of Fourty pounds current money of Virga. this 10th day of Decr. 1740.
- The Condition of the above obligation is such that Whereas that if the above bounden James Presnall shall at all times truly keep all the Covenants on part of said James Presnall ought to be kept in Indenture then this obligation to be void otherwise to remain in full force.

Will Transcript
- In the Name of God Amen, I JOHN MINTER of the Parish of Southfarnham & County of Essex, being in perfect sense & memory, do make this my last will and testament in manner & form following; Imprs. I Recommend my Soul into the hands of my Creator, Redeemer & Sanctifier: hoping (thro' the mercy of my Blessed Savior) to live for ever happy, & my body to the Earth from whence it came, to be decently buried at the discretion of my Executors; hereafter named; & as for such worldly goods as it hath pleas'd Almighty God to bless me with, I give and Bequeath as follows.
- Item I give & bequeath unto my Son, William Minter, one shilling sterling (as a barr to him of all other of my Estates) to be paid to him when he arrives to the age of twenty one years.
- Item I give and bequeath all the rest of my Estate, both real & personal, to be equally divided between my Loving Wife, Frances Minter, and the rest of my Children & to be and to remaine to them and their heirs for ever.
- Lastly, I constitute and ordain my son, John Minter, and my Brother in law John Phillips, sole Executors, of this my last Will & Testament. Hereby revoking & making void all other Wills & Testaments whatsoever by me heretofore made.

- At a Court held for Essex County at Tapp. on the 20th day of March anno Dom: 1743 this last Will and Testament of John Minter deced. was presented in Court by John Minter & John Phillips the Executors therein named who made oath thereto and being proved by oaths of Nathaniel Pendleton & Francis Jones both of ye witnesses thereto was admitted to record and is truly recorded and then came Frances the wife of the said testator and declared she would not accept of any payment of the provision made for her by the said will.
