"This Indenture made the twenty ninth Day of November in the year of our Lord one thousand seven hundred and sixty three Between John Cardwell of the County of Cumberland of the one part and Francis Eperson of the same County of the other part Witnesseth that the said John Cardwell for and in consideration of the Sum of forty pounds current money of Virginia to him in had Paid the Rec't. whereof he doth . . . one tract or parcel of land containing 160 acres beginning at Pointers Jacob Magghis corner thence North twenty seven Degrees West one hundred and sixty poles to Edward Magghis corner at Pointers thence South sixty three Degrees West one hundred and forty nine poles to to John Browns corner Pointers thence South one hundred and twenty poles to pointers John Browns corner then on John Pleasants East one hundred and forty two Poles to a white Oak thence on John Scott North twenty nine Degrees East ninety eight Poles to the Beginning. . . . ."

"This Indenture made this twenty fourth day of October one thousand seven hundred and sixty eight between Frances Epperson of the county of Cumberland of the one part and Thomas Wright of the county aforesaid of the other part Witnesseth that the said Frances Epperson for and in consideration of twenty-five pounds current money of Virginia . . . one track or parcel of land situate in Cumberland Co. containing by estimation 50 acres and bounded as follows (viz) Beginning at a corner pointers Thomas Wrights line thence south sixty three degrees west sixty five poles to pointers thence south twenty seven degrees east one hundred & sixty two poles to a White Oak thence north seventy degrees west eighty four poles to pointers thence north twenty seven degrees west one hundred and sixteen poles to the first station . . .

Francis Epperson is named as early as 1754 as a purchaser of 200 acres of land in Cumberland County, from Joshua Chafin. Thereafter there are numerous transactions, some involving Joseph Wood, his son-in-law.
