Henry Peyton and wife Margaret witnessed a deed 1764 [24 June 2018]

I found this record wherein Henry Payton and wife Margaret along with a John Jackson witnessed this 1764 deed. Thought I'd add it to Henry's record. Wondering what, if any, relationship of the Paytons to John Jackson.

THIS INDENTURE made the fifth day of March One thousand seven hundred and sixty four Between WILLIAM MATTHIS of Prince William County of one part and FRANCIS McDERMED of County aforesd of other part Witnesseth that said MAT- THIS for the rents and covenants herein reserved on part of sd McDERMED mentioned to be paid and performed hath granted to farm letten unto sd McDERMED One hundred and fifty eight acres of land with the appurtenances in the Parish of Dittengin in County of Prince William being part of a Tract of land granted to WILLIAM BEAN from the Proprietor of the Northern Neck of Virginia by Deed bearing date the Tenth day of October in year of our Lord One thousand seven hundred & twenty six & bounded begining at A. a white & red Oak Corner to NEWMAN MATTHIS extending thence So. Wt. to the line of the Patent at B. thence along the line of said Patent W. to a box Oak Corner tree at C, thence No .W. to a Corner Hiccory at D, thence No. E. to a marked tree another Corner to MATTHIS at E, finally So. E. to the beginning, being in all One hundred & fifty eight acres and no more, To have and to hold the said land to sd McDERMED and his assigns for and during the natural lives of SARAH McDERMID his Wife FRANCIS McDERMED his Son and CATHARINE his Daughter, and during the natural life of the longest liver paying yearly from date of these presents the Quitrents and Taxes as the Law directs and also at the end of the sd three years the sum of three pounds during sd Term to sd MATTHIS his heirs and assigns at his House in Prince William County, And if said Rent of three pounds be behind the space of sixty days then it shall be lawfull for sd MATTHIS to re enter and the same to hold and said McDERMID doth promise that within three years after these presents to build upon sd premises a good Dwelling house Sixteen feet Square and a house thirty two feet long as good as Tobo. Houses are commonly built, and plant One hundred Apple trees and Two hundred Peach trees and same to keep under good fence and keep in sufficient repair, And said McDERMED for himself his heirs doth agree with sd MATTHIS his heirs that one of the best Springs on the demised premises be free for any family or families convenient to it not to the prejudice of sd McDERMED or his assigns, and said McDERMED not at any time without License of said MATTHIS work or suffer to be worked the demised premises with more than four labouring hands, that is to say, such hands as are generally allowed in Virginia, a full share in a Crop & reckoning so many weaker hands for a share or Labouring hands as a reasonable Overseer ought at such time to Judge and Esteem them to be and shall not dispose of sd demised premises or suffer any wood and timber to be disposed of otherwise than for building & fences and necessary use of the Plantation.
In Witness whereof the sd MATTHIS and sd McDERMED had sec their hands and Seals
It is also agreed by the several parties to these WILLIAM MATTHIS Presents that if sd McDERMED is inclined to make FRANCIS McDERMED sale of sd Land and premises that sd MATTHIS is to have the preference of the said, also MATTHIS to defend the premises free from all disputes whatsoever unto sd McDERMED
in presence of HENRY PEYTON,<br JNO. JACKSON, <br MARGRET PEYTON<br At a Court held for Prince William County the fifth day of March 1764
WILLIAM MATTHEWS acknowledged this Lease to FRANCIS McDERMED and said FRANCIS acknowledged the same as farr as concerned him and same was ordered to be recorded.
