thence running S 35 poles thence E 2/3 of the way down said lot, thence S 30 poles thence E to the place of beginning

[except] providing the Marlows repay the $200 in two equal payments on the 25th of Dec 1850 and the 25th of Dec 1851, then the foregoing indenture shall be null and void
