Advisory: Records of Joseph Phipps and his father Joseph have been confused by many researchers. More research may be necessary.

Joseph Phipps, Jr. (III or IV), apparently died intestate in East Caln in 1769. It must have been this Joseph that Futhey and Cope referred to as the largest landholder in Uwchlan with 940 acres. In addition to the 500 acres he received from his father, he owned 135 acres in tract 80, the 128 acre tract 85, and another tract in the manor of Springton to the north of tract 85, a 175 acre tract to the south of tract 85, and tracts 83 and 83. In 1791 children of Joseph Phipps sold the 175 acre tract to John Righter. The children were named as Elizabeth, wife of Aaron Allison; Jonathan Phipps, Smith, wife Mary; Esther Phipps; and Lewis Phipps of Philadelphia, wife Margaret. Jonathan and Mary Phipps had a daughter Mary who married James Butler.

Joseph Phipps, Jr. apparently also left sons Joseph and Aaron. Aaron Phipps received in 1777 300 acres of the 500 acre tract mentioned above in accordance with an agreement made in 1769 between Joseph Phipps and Robert Allison. Allison was given a 4 acre parcel The son Joseph moved to Botetourt Co., VA, where he died in 1771. He left 3 adjoining tracts in Uwchlan and Springton to his son Joshua Phipps, wife Esther. These totaled about 150 acres and included a merchant mill on the Little Brandywine. Joshua Phipps, also of Botetourt Co., VA, sold tract 85 to Charles Read in 1773. The Joseph who died in 1771 also left tract 80 to Benjamin Phipps, son of Esther Crosby. An Esther Phipps married Richard Crosby in 1763 and Benjamin was presumably her son, but it is not clear how she fit into the family. Perhaps she was a daughter of the Joseph of Botetourt Co., VA. Benjamin Phipps married Margaret and had a daughter Mary who married William Pettit of Catawipi Twp., N. Cumberland. Margaret, widow of Benjamin, married Samuel Laurence some time before 1807 when she sold tract 79 to Thomas Morrison.
