Original of deed Vol. 19, p. 52 1 Jul 1744: Phillip Larkin of Lancaster Ropemaker for £500 conveys to John Larkin of Lancaster Carpenter 140+ in Lancaster & Bolton acres where Phillip Larkin now dwells. Also a bond to pay off the purchase price. 14 May 1748: Bond of Phillip Larkin Rope maker of Lancaster as administrator in John Larking late of Lancaster Carpenter Dec'd. 17 Jan 1754: Bond of Peter Larkin Carpenter of Lancaster as administrator to estate of his Brother John Larkin of Lancaster Carpenter Deceased. 7 Mar 1754: Phillip Larkin administrator made oath the inventory dated 5 Mar 1754. [Note: it appears the clerk recorded the wrong name, Phillip having been replaced as administrator by Peter.] 5 Feb 1755: Account of Peter Larkin administrator of his late Brother John Larkin late Lancaster Carpeter, allowed. 6 Feb 1755: Warrant to divide real estate of John Larkin late of Lancaster Carpenter deceased among the Mother brothers & Sisters of dec'd or their heirs. 19 May 1755: Division of real Estate of John Larking Late of Lancaster: to widow Mary Larking, to Matthias Larking, to Peter Larking, to William Larking, to Edmund Larking, to John Larking, to Mary Larking.

History of the Town of Berlin, Worcester County, Mass, p. 418, describes John and has clearly confused him with his father, giving him widow Mary in a probate of 1755 and children Peter, William, Edmund, John and Mary. Besides missing the identification of the proper relationships that is highlight in the probate file above, he was undoubtedly confused by Phillip having two sons named John.
