Francis Stanton's origins have yet to be established. His first confirmed sighting is in 1697, by which time he was already married to a lady named Ann. Between 1697 and 1714 they had five children baptised at Hinxworth in Hertfordshire. In 1705 Francis purchased for £30 the building later known as the Three Horseshoes public house in Hinxworth. It is not clear whether it was a public house when he bought it, but it stayed in the family for four generations and had certainly been a public house for many years by the time the family sold it in the 1840s. When Francis bought the Three Horseshoes he was described as a carpenter.

In 1713 Francis was again described as a carpenter when he took on an apprentice, Jeremiah Gieves from Steeple Morden in Cambridgeshire.

In 1718 Francis's eldest daughter Mary married John Moss of Southill in Bedfordshire.

Francis died in 1720 and was buried at Hinxworth on 29th April. Ann survived him by thirteen years. She had to enter into an administration bond to administer Francis's estate, and James Watson of Northill in Bedfordshire, who had married their daughter Ann a few days after Francis's death, was also party to the bond.

    This Indenture made the twentyeth day of January Anno Dni 1705 and in the fourth yeare of the reigne of our Soveraigne Lady Anne by the Grace of God of England Scotland France and Ireland Queene Defender of the faith &c Betweene John Izard the Younger of Baldock in the County of Herts Draper of the one parte and Francis Staunton of Hinxworth in the Said County of Hertford Carpenter of the Other parte witnesseth that the said John Izard for and in Consideration of the sume of thirty pounds of lawfull money of England to him in hand paid by the said Francis Staunton att or before the sealing and delivery of these and delivery of these p[re]sents the receipt whereof to the said John Izard doth hereby acknowledge hath granted bargained sold released and confirmed and by these p[re]sents doth grante bargaine sell Release and Confirme unto the said Francis Staunton his heires and assigns All that Messuage Cottage or Tenement Scituate standing & being in Hinxworth aforesaid next or adjoyneing to the land called the Glebe land on the west parte and abutting upon the Kings highway hadeing towards the Common on the North and late in the Occupation of Thomas Paine And also one fouerth parte and one pole pole of Ground parte of a Close or Orchard upon which the said Messuage or Cottage hath beene Erected and as the same is now divided and Sett out the said Ground whereupon the said Messuage or Cottage is built and yard thereunto belonging to be parte of the said fourth parte and one pole of Ground And the reverc[i]on and reverc[i]ons remainder and remainders of all the said Messuage or Cottage and p[re]misses And all the Estate right tytle interest Clayme and demand whatsoever of him the said John Izard of into or out of the p[re]misses aforesaid or of into or out of any parte thereof he the said Francis Staunton in his actuall po[sse]ssion now being of all the said Messuage Cottage or Tenement & p[re]misses hereby Granted and Released by virtue of a Bargaine and sale thereof to him made by the said John Izard for the terme of the whole yeare by Indenture beareing date the day next before the day of the date of those p[re]sents & by force of the Statute for transforming of uses into po[sse]ssion To have and to hold all the said Messuage Cottage or Tenement & P[re]misses with their and every of their appurtenances & the reverc[i]on and reverc[i]ons remainder and remainders thereof unto the said Francis Staunton his heires and assigns to the only use and behest[?] of him the said Francis Staunton his heires and assigns for Ever and to & for noe other use or uses intents or purposes whatsoever And the said John Izard doth for himselfe his heires Executors Administrators & assigns Covenenant Grant & agree to and with the said Francis Staunton his heires & assigns by these p[re]sents in manner and forme followeing that is to say he the said John Izard att the time of the Sealeing and delivery of these p[re]sents is lawfully and rightfully seized in his demeasne[?] as of fee of and in all the said Messuage Cottage or Tenem[en]t & p[re]misses with the appurtenances and every parte thereof of a good Sure perfect lawfull absolute and Indefeasable Estate of Inheritance in fee Simple in po[sse]ssion without any manner of Condition or limitac[i]on clause or revocac[i]on or any other matter cause or thinge whatsoever to alter change charge defeate or make void the same And also that it shall and may be lawfull to and for the said Francis Staunton his heires and assigns from time to time & at all times for Ever hereafter peaceably and quietly to Enter into have hold Occupy possess and Enjoy all the Said messuage Cottage or Tenement & p[re]misses hereby Granted and released with their and every of their appurten[an]ces without any lett suite trouble Deniall distrubance or Interrupc[i]on whatsoever of him the said John Izard his heires or Assigns which said p[re]misses was purchased by the said John Izard of William Dobson and Elizabeth his Wife (Together with other lands & Tenements) or any other p[er]son or p[er]sons whatsoever lawfully claymeing or reclayme in by from or or under him the said John Izard and the said Francis Staunton doth for himselfe his heirs Executors or assigns shall & will att his and their Owne proper costs and Charges putt and Sett down (with good posts railes and pales of fouer foote in length (at the least) a good and Sufficient Fence over the said Close of Ground betweene the Close of the said John Izard & the Ground now sett outt or agreed to be sett out for the said Francis Staunton And Soe shall and will from time to time for Ever hereafter keepe and Mainteyne the said fence in good and Sufficient repaire and Condic[i]on In Witness whereof the partyes first above named to these p[re]sent [part of bottom line obscured] and Sealed the day and yeare first above written
