  • Charles County Land Records, Liber M#2 Page 183. At the request of John King of CC, Gent, the following deed was recorded this Nov 18, 1729.
Oct 7, 1729 from Charles Sample of CC, planter, and Frances, his wife, one of the 3 daughters and co-heirs of William Sanders and Alice, his wife, the surviving heiress of Jno Falkner, late of CC, decd, to John King of CC, Gent. Lord Charles, late Proprietary of Maryland, by his letters patents dated Jun 1, 1685, granted to the afd Jno Falkner all that tract of land called Chairman's Purchase, lying on the north side of Potomack River, bounded by the bound tree of John Tompkinson and Andrew Watson, the land of sd John Thomkinson called Maryland Point on the south side of sd river, containing and laid out for about 200 acres, which sd tract of land was, on May 26, 1663, granted by letters patent to Jno Chairman of CC, and on Jun 11, 1667, by sd Jno chairman, by CC conveyance, sold to Alexander White of CC, which sd Alexander, about the beginning of Oct, 1675, died seized of the afd parcel of land, intestate and without heir, whereupon, on the return of a mandamus and inquisition thereon taken, it was adjudged by the Justices of the Provincial Court of Maryland held on Aug 23, 1679, that the land was escheat to his sd Lordship for want of heirs of sd Alexander White, and thereupon the afd patent was made to the afd Jno Falkner. Sd Jno Falkner and Alice, his wife, by deed dated Dec 17, 1689, leased the 200 acres to Philip Lynes, late of CC, for the term of 99 years. Anne Story and Jno Marten, legal representatives of the afd Philip Lynes, by their deed dated Jun 14, 1727, sold to the afd John King all their right to the afd lease. Now this deed witnesses that the afd Charles and Frances, for 1500 lbs of tobacco and for divers other good causes, sell to sd John King, in his actual possession being, all their right to the tract of land called Chairmans Purchase. Jun 12, 1733 from Charles Sample and Frances, his wife, of CC, to William Lloyde of CC, for 1600 lbs of tobacco and for divers other valuable considerations, all that tract of land called Charles Purchase, lying in CC between the land of sd Wm Loyde and John Woodyard, bounded by a tract of land now in the possession of sd William Lloyde, containing and laid out for about 52 acres, to be held of Zachiah Mannor. Signed - Charles Sample, Francis (3 her mark) Sample. Wit - Thomas Stone, Richard Tarvin.

Indenture tripartite made Jun 2, 1775 between Burditt Hamilton of CC, planter, of the 1st part, Henry Brett of CC, ship carpenter, of the 2nd part, and Cleon Moore of the Town of Colchester, County of Fairfax, and Virginia, acting executor of the will of Henry Moore, decd, of the 3rd part. John Falkner (who was the patentee of a tract of land called Chairmans Purchase, containing, by the patent, about 200 acres, but by an accurate survey thereof lately made by William Hanson, surveyor for CC, there appears to be but 182 acres), on Dec 17, 1689, leased sd land to Philip Lines, now decd, for the term of 99 years. John King, now decd, on Jun 14, 1727, purchased from the representatives of sd John Falkner, the residue of sd lease, and sd John King also purchased the reversion of one undivided third part of sd land, in fee, from Charles Semple and Frances, his wife, by deed dated Oct 17, 1729, by which there was a merger of one undivided third part of sd lease in sd John King, which sd Frances Semple, one of the 3 coheiresses of William Saunders and Alice, his wife, and sd Alice was only and sole daughter and heir of sd John Falkner. Sd Henry Moore married Sarah Brett, widow and relict of Richard Brett, which sd Sarah Brett was the mother of sd Henry Brett, and together with Mary Hamilton, the mother of the sd Burditt, was co-heiress to sd John King. Sd Henry Moore, after his marriage, purchased from William Bell alias Carpenter, and Ann, his wife, William and Ann's right in sd land, by deed dated Sep 8, 1750, which sd Anne Bell alias Carpenter, was another of the 3 co-heiresses of sd William Saunders and Alice, his wife, which deed and other deeds herein, were recorded in CC. Now this deed witnesses that sd parties of these presents have agreed to partition sd land between them, sd Burditt Hamilton, Henry Brett, and Cleon Moore, as follows. Burditt Hamilton will have 91 acres, or 1 moiety of sd land until the expiration of the lease from John Falkner, bounded by the River Potomack, the line of Thompkinson and Watsons Grant. Sd Henry Brett shall have one full sixth part of sd land for his share, until the expiration of sd lease, bounded by the River, the land of Francis Meeke, containing about 30.33 acres. Sd Cleon Moore shall have one full third part of sd tract of land called Chairmans Purchase, until the expiration of sd lease, which lies between the parts of sd Burditt Hamilton and Henry Brett from the River to the head line, which is the residue of Chairmans Purchase, and contains 60.67 acres. :Signed -Burditt Hamilton, Henry Brett, C[leon] Moore.
