THIS INDENTURE made this twenty eighth day of December in the year of our Lord one thousand eight hundred and ten, Between Michael Sadler and Elizabeth his wife of Beaver County and Shenango Township of the one part and Peter Fox of the County and township aforesaid of the other part, both of the State of Pennsylvania. WITNESSETH that the said Michael Sadler for and in consideration of the sum of one Hundred & twenty two dollars lawfull money of Pennsylvania to them well and truely paid by the Sd Peter Fox before the sealing and deliver-ing of these presents the receipt whereof is hereby acknowledged by Michael Sadler & Elizabeth his wife who hath granted bargained sold aliened enfeoffed, released and confirmed and by these presents Doth grant bargained sold aliened enfeoffed, released and con-firmed unto the said Peter Fox to his heirs and assigns a Certain tract or lot of land situate in the County & Township aforesaid Formerly Alegheny County in the first Dona-tion district  

           And whereas the Commonwealth of Pennsylvania did grant a Patent a patent under the hand of his Exellentcy Thomas McKean Esq Governor and Seal of the said Commonwealth bearing date at Lancaster, the seventh day of October in the year of our Lord one thousand eight & two granted to Moses Beeman Private in the late army of the United States and pennsylvania line a Certain tract of land NO 118 called Freedom situate in the first district of Donation District & County aforesaid  

           Beginning at a post and Blackoak thence by No 138 east two hundred & sixty one perches to a post and hickry by No 136. North one hundred & thirty perches to a post and white oak thence by No 119west two hundred & sixty one perches to a whiteoak and thence by No 113 South one hundred & thirty perches to the Beginning con-taining two hundred acres & allowance of six pr Cent for Roads &C. (which said tract was surveyed in persuance of an act of the General Assembly passed the 24th day of February A. D. 1785, to the Sd Moses Beeman) and the said Moses who by his Deed dated the 16th day of October A. D. 1802 for the Consideration therein mentioned conveyed the said tract of land sd John Moore Esqr in fee (Reference to ) and the said John Moore and Mary his wife who by their Deed dated the 21st of March A. D. 1806 for the consideration therein mentioned conveyed the said tract of land to Michael Sadler in fee (Reference Recorded in the office for Recording Deeds in Beaver County Book A page 382.

           Now this Indentrue Witnesseth that the Sd Michael Sadler and Elizabeth his wife doth grant and Sell part of the above described tract unto Peter Fox (viz)

           Beginning at slipperyrock Creek by No 119. East Fifty two perches to a whiteoak thence by lot No 136 South one hundred & thirty two perches to a post and hickry thence by lot No 138 west Eighty seven perches to Slipperyrock Creek thence N. E> allong Sd Creek one hundred & Forty three perches to the place of Beginning con-taining sixty one acres and sixty four perches and allowance of se pr Cent for Roads &C.

           NOW KNOW YE that the above name Michael Sadler and Elizabeth his wife Do by these presents grand and sell alien enfeoff Release and confirm unto the said Peter Fox his heirs and assings all the above Bound and described Tract of sixty one acres & sixty four perches of land with the appurtenances

           TO HAVE AND TO HOLD the said Tract of land and premises with the apper-tainces thereunto belonging

           Together with all and singular the buildings Improvements ways, woods waters watercourses advantages Rights liberties Priviledges Hereditaments and appurten-ances whatsoever thereunto belonging or in any wise appertaining and the reversions and remainders Rent Issues and profits thereof and also all the Estate right title Interest property claim and demand whatsoever of them the said Michael Sadler & Elizabeth his wife in law or Equity or otherwise howsoever of in or out of the said tract of land and premises unto him the Peter Fox his heirs and assigns

           to the only proper use Benefit and behoof of him the said Peter Fox his heirs and assigns forever against him the said Michael Sadler and Elizabeth his wife and their heirs heirs and every other person or persons lawfully claiming or to claim the same or any part of piece thereof by from our under them or any of them unto the said Peter Fox his heirs and assigns shall and will warrant and forever de-fend by these presents.

           IN WITNESS whereof the said Michael Sader & Elizabeth his wife have hereunto Interchangeably set their hands and seals the day and year first above written

          Then Received of Peter Fox the sum of one Hundred and twenty two dollars lawfull money of Pennsylvania being in full the consideration money in the above Deed expressed Received by me this 28th day of December 1810
