"hereby revoking any deed of same previous heretofore made by me for the reason that such deed was made when I was underage that is to say when I was under twenty one years of age. The said deed to which special reference is made in the [revocation] is one from me to Polly Palmer in the month of January AD 1861 and I hereby fully and entirely revoke the said deed to said Polly Palmer for the reason aforesaid. The said Polly Palmer at the time she obtained the said deed from me well knowing that I was underage."

Sheriff’s Deed
Indenture, made 18 November 1891 between H. H. Jacobs, Sheriff of Palo Alto County, Iowa, and J. J. Watson, of Palo Alto County, Iowa
By virtue of a Special execution, date 10 October 1891, issued by Clerk of the District Court of the State of Iowa in and for Palo Alto County upon a judgment and decree rendered on 30 Sept 1890 in favor of W. J. Bowden and against Geo. W. Jones, for the sum of $58.25 debt, and $26.62 costs;
H. H. Jacobs Sheriff did on 10 October 1890 levy upon the real estate hereinafter described as the property of Geo. W. Jones to satisfy the execution
And Whereas the Sheriff gave four weeks notice of the time and place of selling, by posting up written notices at three public places, one of which was at the Court House in Emmetsburg, and by causing two publications of notice to be made in the Palo Alto Reporter, a newspaper printed at Emmetsburg immediately preceding the day of sale
And by virtue of the written notice of the defendant that he elected to have said real estate sold subject to redemption
the Sheriff on 15 November 1890 at 2 O’clock in the afternoon at the Court House in Emmetsburg did expose for public auction the real estate hereinafter described and did sell the same to C. F. Bliven, Trustee for the sum of $101.33 in exchange for a Certificate of Sale
The Certificate of Sale was on 14 October 1891 assigned by C. F. Bliven to J. J. Watson in writing on the back of said certificate duly acknowledged, the time allowed by law for redeeming said premises having expired without any redemption
Now, therefore, H. H. Jacobs Sheriff conveys unto J. J. Watson the following described real estate:
The E1/2 of the NW1/4 and the NW1/4 of the NE1/4 of Sec 18, T95, R31
