Third: On completion of all payments Warranty Deed will be provided
Fourth: time is the essence of this contract. Failure of any payment, this contract shall be forfeited and all payments by purchaser shall be forfeited.

Purchases may pay, at any interest bearing date, to the sellers $100 or any multiple of $100 or the entie amount of the contract if they so desire
In the event of failure of payment, purchasers forfeit all rights and payments provided 30 days grace is extended

Whereas George Knott entered agreement with Clear Lake Lumber Co. on 17 Apr 1922 to purchase for $675 and the balance now owing is $295 and Pelzel now wishes to purchase
Tracts 1 and 10, Block 16, Plat of Clear Lake, Was
For the sum of $1150, $125 in cash at time of signing
And Pelzel will pay to the Clear Lake Lumber company the monthly installments on the contract of George Knott until George Knott receives Warranty Deed
And Pelzel will pay to Knott $15/month or more and interest on the balance at 7%/annum on the 17th of each month beginning 17 January 1926 until the said purchase price after deducting sums Pelzel pays to Clear Lake Lumber Company, shall have been paid in full. And if there is a delay in Deed to Geo Knott from Lumber Company, payments to Knott by Pelzel suspended until deed is obtained.
Pelzel to keep insurance on dwelling house in at least $500 payable to parties as their interest may appear
Pelzel to pay all taxes and assessments and not remove any existing improvements
failure of purchaser to make payments and fulfill terms of contract gives seller right to declare contract null and void without declaration of forfeiture or compensation of money paid by purchaser
On completion of all payments, an abstract of the property will be delivered to Pelzel
